2. Acceptance of Terms

By accessing or using our website, submitting an enquiry through our property eligibility questionnaire, or engaging any of our services, you confirm that:

  • You have read, understood, and agree to be bound by these Terms of Service and our Privacy Policy and Cookie Policy.

4. Our Services

Nuvoria Group provides the following services to London landlords:

  • Guaranteed rent: We enter into a lease or management agreement with you under which we guarantee to pay you an agreed rental amount each month, regardless of occupancy.
  • Full property management: We handle sourcing and vetting of occupants, day-to-day maintenance coordination, inspections, check-in and check-out procedures, and compliance with applicable housing regulations.
  • Zero landlord fees: We do not charge landlords letting or management fees. Our revenue is derived from the difference between the guaranteed rent we pay you and the market rent we receive from occupants.

All services are subject to a property eligibility assessment and the execution of a formal written agreement between you and Nuvoria Group.

5. Guaranteed Rent: Key Terms

The following principles apply to our guaranteed rent arrangements. Full contractual terms will be set out in your written agreement.

Payment

Guaranteed rent is paid to landlords on the agreed date each month. Payments are made by bank transfer to the account details provided by the landlord. Nuvoria Group guarantees this payment regardless of whether the property is occupied at the time.

Rent Level

The guaranteed rent figure is agreed at the outset based on our assessment of the property's location, size, condition, and local market conditions. The agreed figure will be below the prevailing open-market rent to reflect the certainty and zero-fee nature of our offer.

Contract Length

Guaranteed rent agreements are typically offered for periods of 1 to 5 years. The specific term will be agreed in writing. During the term, neither party may terminate early except as expressly permitted in the written contract.

Subletting and Occupancy

Nuvoria Group is authorised to sub-let the property and place occupants of its choosing, subject to any restrictions agreed in the written contract. We are responsible for all occupant management, including vetting, tenancy agreements, deposits (where applicable), and enforcement of occupancy conditions.

Maintenance and Repairs

Nuvoria Group will manage day-to-day maintenance and minor repairs at our cost. The landlord remains responsible for structural repairs, landlord-insured items, and any works required to maintain the property in the condition agreed at the outset, as set out in the written contract.

6. Landlord Obligations

By entering into a guaranteed rent agreement with us, the landlord warrants and agrees to:

  • Hold good title to the property or be duly authorised by the title holder to enter into this arrangement;
  • Ensure the property meets all applicable legal standards before the agreement commences, including gas safety certification, electrical installation condition reports (EICR), energy performance certification (EPC), and any applicable HMO licensing requirements;
  • Maintain buildings insurance for the property throughout the term of the agreement;
  • Notify Nuvoria Group promptly of any changes in ownership, mortgage status, or any legal proceedings that may affect the property;
  • Cooperate with Nuvoria Group's reasonable requests to access the property for inspections and maintenance;
  • Not interfere with the occupants placed by Nuvoria Group or attempt to manage the property independently during the term of the agreement.

7. Fees and Payments

Nuvoria Group does not charge landlords any upfront fees, letting fees, or ongoing management fees. Our service is provided at no direct cost to you.

If, following your property assessment, any preparatory works or compliance certificates are required before we can commence the agreement, we will make this clear in advance. In some cases we may offer to arrange and cover the cost of such works, with details agreed in writing.

All payments made by Nuvoria Group to landlords are made in pounds sterling (GBP). Landlords are responsible for any bank charges applied by their own financial institution.

8. Term and Termination

These website terms apply for as long as you use our site. Individual service agreements have the terms and termination provisions set out in those specific written contracts.

We reserve the right to suspend or terminate your access to our website at our discretion, without notice, if we believe you have breached these terms or if we are required to do so by law.

9. Intellectual Property

All content on this website, including but not limited to text, graphics, logos, images, audio clips, video, and software, is owned by or licensed to Nuvoria Group and is protected by copyright and other intellectual property laws.

You may not reproduce, distribute, modify, or create derivative works from any content on this site without our express prior written consent. You may print or download content solely for your own personal, non-commercial use.

Our total aggregate liability to you for any claim arising out of or in connection with our website or services shall not exceed the total amount of guaranteed rent paid or payable by us to you in the three months immediately preceding the event giving rise to the claim.

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under applicable law.

12. Indemnity

You agree to indemnify, defend, and hold harmless Nuvoria Group and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of or in any way connected with your breach of these terms, your use of our website, or any false or misleading information you provide to us.

13. Governing Law

These Terms of Service and any dispute or claim arising out of or in connection with them (including non-contractual disputes) shall be governed by and construed in accordance with the laws of England and Wales.

14. Disputes

We prefer to resolve any disputes amicably. If you have a complaint or concern, please contact us in the first instance at support@nuvoriastays.com. We will endeavour to respond within 5 business days and to reach a fair resolution.

If a dispute cannot be resolved by negotiation, both parties agree to submit to the exclusive jurisdiction of the courts of England and Wales.

We reserve the right to amend these Terms of Service at any time. We will update the "Last updated" date at the top of this page when changes are made. Material changes affecting your rights will be notified by a prominent notice on our website.
